Asia-Pacific

The Asia-Pacific Ultra-Prime Report 2026

Asia-Pacific’s ultra-prime property market is not one market. Singapore places extraordinary restrictions on who can buy its rarest landed homes; Phuket has seen a new generation of villas push well beyond the island’s old price ceiling; Niseko combines international demand with a finite developable footprint; and in parts of coastal Australia, the number of genuinely exceptional homes available at any one time can be counted in handfuls.

What connects them is the accumulation of private wealth across the region and the scarcity of the assets capable of absorbing it. That pressure is increasingly concentrated in particular streets, enclaves, resort communities and individual developments rather than evenly distributed across cities or countries. The result is a market in which headline national or city-wide averages can say surprisingly little about what is happening at the top.

Boulevard’s Asia-Pacific Ultra-Prime Report 2026 goes inside the markets where that pressure is most visible, drawing on agents, developers and architects working directly with the region’s wealthiest buyers. From Singapore and Phuket to Noosa and Niseko, it examines what is actually trading, where prices are moving, what buyers are looking for—and where genuine scarcity is beginning to bite.

Key markets

Australia

Australia’s ultra-prime market stretches well beyond Sydney and Melbourne. Sydney Harbour remains home to some of the country’s most valuable residential property, while the Southern Highlands, Noosa and Queensland’s coast and islands have developed increasingly deep markets for substantial second homes and lifestyle estates.

For international buyers, access is more complicated: foreign investment rules and state-based taxes materially shape what can be acquired and by whom. Boulevard follows both the established prestige markets and the coastal and regional enclaves where wealth is increasingly concentrating.

Japan

For international ultra-prime buyers, Japan’s most visible resort-property market is Niseko. A limited developable footprint, extraordinary winter conditions and sustained international demand have created a market ranging from apartments and branded residences to increasingly ambitious private chalets.

Boulevard follows the new developments, private homes and changing buyer base shaping Niseko as it evolves from ski destination into a more sophisticated year-round resort market.

Maldives

Property ownership in the Maldives is inseparable from the resort market. Private residences sit within some of the world’s most ambitious island resorts, with buyers acquiring long leasehold interests rather than conventional freehold land.

The appeal is correspondingly different from a conventional investment market: private islands, beachfront and overwater residences, resort services and the ability to return to one of the world’s great holiday destinations with something approaching a home of your own.

Queenstown, New Zealand D1C

New Zealand

New Zealand’s ultra-prime market combines extraordinary landscape with unusually low-density residential development. Queenstown and the surrounding lakes anchor the international resort market, while Northland, Auckland’s waterfront and the country’s great rural estates and lodges offer a very different expression of private property.

Foreign ownership is tightly regulated, making the rules around acquisition as important as the property itself for international buyers.

Marina Bay Boulevard

Singapore

Few property markets place greater constraints around their most desirable assets. Good Class Bungalows occupy some of Singapore’s largest and most tightly held residential plots; the best condominiums around Nassim, Orchard and Tanglin continue to command extraordinary prices; and Sentosa Cove remains the city-state’s principal landed market accessible to foreign buyers.

The result is a market divided not simply by price or location, but by fundamentally different rules around what can be bought and by whom.

Thailand

Thailand’s international ultra-prime market is increasingly split between two very different propositions. Bangkok is home to a growing collection of branded and super-prime condominiums; Phuket has become the country’s principal market for large-format villas and resort homes, with the top end increasingly concentrated around a handful of west-coast enclaves.

Foreign restrictions on land ownership shape how villas are acquired, while the continuing arrival of international hotel and residential brands is expanding the condominium and resort-residence market.

Our weekly property newsletter brings you a line-up of the world’s most desirable listings to hit the market—from city penthouses and waterfront mansions, to beachside, ski and country retreats to vineyards, private islands, hotels and beyond.

International

The geography of ultra-prime property has always been international. Buyers may be looking for a primary residence in New York or Dubai, a chalet in Switzerland, a pied-à-terre in a European capital or a second home in the Caribbean—and often more than one of them.

Beyond Asia-Pacific, Boulevard takes an edited rather than exhaustive view of the market. Our coverage follows the established global centres of wealth alongside the destinations attracting new international buyers, drawing on leading agents and advisers within each market to understand what is selling, who is buying and how the top end is changing.

From the extraordinary growth of Dubai to the enduring appeal of New York and Switzerland, these are markets that sit within the same international property conversation as Singapore, Sydney, Phuket and Niseko.

Budapest

Budapest has seen substantial residential price growth over the past decade, while remaining comparatively accessible against many of Western Europe’s established prime markets. Boulevard looks at the neighbourhoods attracting international buyers, what is driving the market and where the opportunities—and constraints—now sit.

Triton, Long Bay Hills, Providenciales, Turks & Caicos

Caribbean

The Caribbean is less a single property market than a collection of islands with radically different ownership structures, buyer profiles and residential propositions. From established villa markets to private-island and resort developments, Ian Hurdle takes Boulevard through where international demand is concentrating and what buyers need to understand before choosing an island.

Prague D1C

Prague

Prague combines one of Europe’s most architecturally distinctive historic centres with a prime residential market that remains relatively small by international standards. Jan Kolar of Sotheby’s International Realty takes Boulevard through the city’s best addresses, its international buyer base and the particular scarcity of genuinely exceptional stock.

Geneva D1E

Switzerland

Switzerland’s appeal to international wealth extends well beyond its property market, while restrictions on foreign ownership make acquiring a home considerably more nuanced than in many competing destinations. Kevin Furlan takes Boulevard through the country’s prime markets, who can buy, and what continues to drive demand for the best Swiss homes.
