Thailand’s prime property market is really a collection of quite different markets. Bangkok is dominated by high-rise residences, branded developments and a small number of exceptional houses. Phuket’s top end is built around increasingly scarce oceanfront and sea-view land. Beyond them, Koh Samui and the smaller islands offer a thinner, more individual villa market, while Chiang Mai provides an altogether different proposition in the north.

International demand runs through all of them, but what buyers are looking for—and what constitutes an exceptional property—changes considerably from one to the next.

Thailand ultra-prime property report

Thailand’s broader residential market and its ultra-prime tier increasingly tell different stories.

The country has accumulated substantial unsold condominium inventory, much of it in Bangkok, while parts of Phuket have also seen development run well ahead of absorption. Yet the properties sought by international buyers at the top of both markets make up a small part of that supply.

In Bangkok, that market is concentrated among a relatively narrow group of prime and branded developments, particularly around Lumpini and Langsuan, Sukhumvit and Thonglor, and the Chao Phraya river. Phuket is almost the inverse: the principal constraint is no longer the number of villas being developed but the availability of the land required for the very best ones.

That distinction matters. A large development pipeline does not necessarily create more trophy property.

Phuket illustrates the point particularly clearly. Prime oceanfront sites are effectively exhausted, with high-quality sea-view land becoming increasingly difficult to find. At the same time, international buyers account for roughly 90% of ultra-prime transactions, according to CB Prime’s Adam Taugwalder.

The post-pandemic surge has moderated. Buyers are taking longer, comparing more carefully and showing less willingness to chase rapid price increases. But the strongest properties are increasingly differentiated from the volume market around them—by land, position, architecture, brand or, frequently, some combination of the four.

Bangkok deserves separate treatment within that story. Bangkok: branded residences, park views and the Chao Phraya

Bangkok’s ultra-prime residential market is concentrated within a relatively small part of a sprawling capital. Langsuan and Lumpini command some of the city’s most prized positions around Lumphini Park; Sukhumvit extends east through established residential districts including Thonglor; and the Chao Phraya has developed its own prime market around large riverfront residences and five-star hotels.

At the top end, the market is overwhelmingly condominium-led. Branded residences have become an increasingly important part of that stock, bringing names from hospitality, fashion, design and automotive worlds into a market already accustomed to extensive resident services. Larger apartments, penthouses, private lifts, park or river views and hotel-level amenities distinguish this tier from Bangkok’s much broader condominium market.

For an international buyer, Bangkok also offers Thailand’s most straightforward route to direct residential ownership: qualifying condominium units can be owned freehold by foreigners, subject to the statutory foreign-ownership quota within the development.

Phuket: Thailand’s ultra-prime villa market

Phuket’s top residential market is defined less by neighbourhood boundaries than by its coastline. The trophy stock clusters around the headlands—Cape Yamu and Cape Panwa on the east coast, and Kamala, Laemsingh and Layan on the west—where large plots combine privacy with uninterrupted water views. Prime oceanfront land is effectively exhausted, with high-quality sea-view sites increasingly constrained as well.

That scarcity exists alongside a much larger development market. Phuket has tens of thousands of primary-market properties, with substantial unsold inventory around areas including Bang Tao and Surin, but relatively little of it competes directly with the island’s largest and best-positioned villas. At the ultra-prime end, international buyers account for roughly 90% of transactions.

Unlike Bangkok, Phuket is principally a landed-house market at the top end, which makes ownership structure particularly important for foreign buyers. Branded residences provide another route into the market, ranging from condominium ownership where a development is appropriately structured to villas generally offered through long leasehold arrangements.

The islands: Koh Samui, Koh Yao Noi and beyond

Beyond Phuket, Thailand’s island property market becomes smaller, thinner and more individual. Koh Samui has the greatest depth, with prime villas scattered across its beachfront and hillsides rather than concentrated within a handful of established trophy enclaves. Views, privacy, access and the quality of the individual house matter more than a recognised address.

Koh Yao Noi is more rarefied again. Sitting in Phang Nga Bay between Phuket and Krabi, the island remains lightly developed, and significant houses appear on the market infrequently. Its appeal is precisely what greater development would erode: privacy, low density and views across the bay’s limestone karsts.

The same pattern extends across Thailand’s smaller resort islands. The market becomes less about comparable sales and established residential districts, and more about exceptional individual properties—beachfront land, private compounds, resort residences and, occasionally, substantial development opportunities.

Chiang Mai: estates and resort residences in the north

Chiang Mai offers a quite different version of prime Thai property: inland, cooler and considerably more land-rich than Bangkok or the southern islands. International-grade residential stock is relatively limited, with the strongest concentration around substantial private houses, resort residences and estates outside the historic centre.

Mae Rim, north of the city, is the clearest established luxury enclave, combining mountain scenery and larger landholdings with resorts including the Four Seasons. It remains a much smaller international property market than Bangkok or Phuket, and properties tend to be considered individually rather than against a deep pool of comparable stock.

Buying property in Thailand as a foreigner

Thailand offers foreign buyers everything from freehold city apartments to beachfront villas, but the ownership structure changes with the property. The fundamental distinction is between condominiums, which can qualify for direct foreign freehold ownership, and land, which generally cannot be owned directly by a foreign individual.

Condominiums
Foreign buyers can own qualifying condominium units freehold in their own name, provided the building remains within Thailand’s foreign-ownership quota. Foreign ownership is limited to 49% of the aggregate unit area of a registered condominium, rather than simply 49% of the number of apartments.

That makes Bangkok—and condominium developments in Phuket and other resort markets—the most straightforward proposition for a buyer wanting direct freehold title.

Once a development’s foreign quota has been filled, an apartment may instead be offered on another tenure, commonly leasehold. Buyers should therefore establish the tenure of the specific unit, rather than assume that every residence within the same development is being sold on identical terms.

Villas and landed property
Foreign individuals generally cannot directly own land in Thailand. For the villa market, particularly in Phuket and Koh Samui, long leasehold is consequently common.

A registered land lease is generally granted for a term of up to 30 years. Contracts may provide for renewals, but a promised future renewal should not be treated as equivalent to a presently registered 60- or 90-year property right. The land title, lease, ownership of the building and any renewal provisions all need to be considered as part of the transaction.

This distinction becomes particularly important at the ultra-prime end, where the value may sit as much in the land and position as in the house itself.

Branded residences
Branded residences can sit on either side of the divide. A condominium-registered branded residence may offer foreign freehold ownership while foreign quota remains available. A branded villa or other landed residence will generally require a different structure, commonly involving leasehold tenure.

The hotel or residential brand therefore tells you relatively little about the legal title. Tenure should be checked development by development and unit by unit.

What does a foreign buyer pay?
Thailand does not impose additional stamp duty on foreigners. On a property transfer, the principal registration charge is a transfer fee of 2% of the official appraised value. The commercial agreement determines how that cost is divided between buyer and seller—typically it is split evenly.
