Phuket luxury real estate
Areas | Foreign buyers | Listings
Phuket has become one of Asia Pacific’s most established resort-property markets, but its most exceptional homes occupy a relatively small part of the island. Large oceanfront villas cluster around a handful of headlands and coves, while luxury and branded residences extend through the west-coast resort belt and selected inland estates.
At the top of the market, the defining constraint is increasingly the site itself. Prime oceanfront plots are exceptionally limited, and the best houses combine substantial land, privacy, architecture, and uninterrupted water views in locations where very little comparable property can still be created.
Boulevard’s guide brings together the latest market reporting, expert insight, the areas that matter most, guidance for international buyers, and exceptional property currently for sale across Phuket.

Phuket ultra-prime property report
The exceptional run-up that followed the pandemic has given way to a more selective market. Buyers are taking longer, price growth has moderated, and conditions vary sharply across the island. The distinction that matters is between Phuket’s large pipeline of mainstream and mid-market residential stock and the much smaller pool of genuinely ultra-prime property.
At the top end, supply is governed less by the number of new projects than by the scarcity of the right land. Prime oceanfront sites are exceptionally limited, high-quality sea-view plots are becoming harder to find, and established trophy homes can change hands privately before reaching the open market.
International buyers remain central to this segment, while the way they use Phuket is evolving. Some owners are spending substantially longer periods on the island, increasing demand for homes designed for extended stays rather than short holidays alone. Branded residences and professionally managed villas add another proposition, combining private ownership with hospitality, services, and, in selected cases, rental income.

Phuket ultra-prime
Phuket’s luxury market is spread across a series of distinct coastal and inland locations rather than a single prime district. The west coast combines established resort destinations with some of the island’s most valuable headlands; the east looks across the calmer waters and limestone islands of Phang Nga Bay; while selected inland estates offer larger sites, marina access, or a growing emphasis on wellness and longevity.

Cape Panwa & the south: waterfront estates, boating and a quieter side of Phuket
Phuket’s south and southeast offer a quieter, more residential counterpoint to the west-coast resort belt. Cape Panwa combines substantial waterfront sites with relatively easy access to Phuket Town and the island’s marinas; further south, Rawai and Nai Harn retain a more local, year-round character.
The luxury market is dispersed rather than concentrated in a single trophy enclave. The strongest properties distinguish themselves through direct waterfront positions, unusually large sites, boating access, or exceptional views rather than address alone.

Cape Yamu: architecture, privacy and Phang Nga Bay
Cape Yamu occupies a long east-coast headland looking across Phang Nga Bay towards its limestone islands. The setting is markedly different from Phuket’s open-ocean west coast: calmer water, expansive bay views, and large sites that have attracted some of the island’s most architecturally ambitious private houses.
The best villas use the scale of their plots to create privacy and a strong relationship with the landscape, with pools, terraces, and living spaces opening towards the water. A relatively small number of significant homes and limited remaining oceanfront land keep Cape Yamu firmly at the trophy end of the Phuket market.

Kamala & Surin: trophy villas, dramatic headlands and west-coast sunsets
The coast around Kamala and Surin contains some of Phuket’s most dramatic and tightly held oceanfront property. Between them, the Laemsingh headland creates one of the island’s scarcest coastal settings, while the hills around Kamala rise above the Andaman Sea along the stretch widely known as Millionaire’s Mile.
This is a market for cliffside and headland villas rather than conventional beachfront development: large houses, uninterrupted western views, exceptional privacy, and sunsets directly over the water. The scarcity of comparable sites has made the best properties here some of the island’s most valuable.
Key developments: Aman Residences at Amanpuri · Andara Resort & Villas · The Laemsingh Villas

Layan & Bang Tao: beach clubs, branded residences and resort living
Layan and Bang Tao form one of Phuket’s most important luxury-residential corridors, but the character changes considerably along the coast. Layan, at the quieter northern end, combines hillside estates and resort residences with long views over the Andaman Sea. Further south, Bang Tao and Laguna Phuket offer a much larger concentration of resorts, branded residences, villas, restaurants, beach clubs, and everyday amenities.
That depth makes the area particularly attractive to buyers spending longer periods on the island, while also producing a far larger pipeline of new supply than Phuket’s tightly held headlands. At the very top end, exceptional branded and private villas continue to trade in a different bracket from the broader development market.

Nai Thon: secluded beaches, hillside estates and Andaman views
Nai Thon sits on a quieter stretch of Phuket’s northwest coast, where forested hills fall towards a broad sandy beach and the Andaman Sea. Development is considerably less intensive than around Bang Tao and Surin, giving the area a stronger sense of seclusion while remaining relatively convenient for Phuket International Airport.
Luxury property is concentrated in a small number of hillside and headland estates rather than spread throughout the area. The best homes combine elevated sea views, substantial private villas, and access to one of the west coast’s less developed beaches.
Key developments: Malaiwana

Thalang & the interior: larger estates, marinas and wellness living
Away from the beaches, Phuket’s luxury market becomes more varied. Larger sites and lower land costs allow for substantial private estates, while individual developments build their proposition around something other than an ocean view.
Boat Lagoon and the island’s marina communities appeal to owners who prioritise boating and direct access to a berth. Further north, Tri Vananda represents a different direction for Phuket: a masterplanned residential community centred on wellness and longevity, extending the island’s luxury proposition beyond the conventional beach resort.

Buying property in Phuket as a foreigner
For international buyers, the structure of a Phuket purchase depends on what is being acquired. Foreign ownership of land in Thailand is generally restricted, while qualifying condominium units can be owned freehold subject to the statutory foreign-ownership limit. Villas therefore require particular attention to the tenure of the underlying land and the legal structure of the transaction.
Those national rules apply across Thailand rather than to Phuket alone. Buyers should take independent legal and tax advice on the specific property and ownership structure before proceeding.

Questions buyers ask
Where are the best areas to buy luxury property in Phuket?
For trophy oceanfront villas, Cape Yamu, Kamala, Surin, and selected parts of Cape Panwa contain some of the island’s most exceptional stock. Layan and Bang Tao offer a broader mix of private villas, branded residences, resorts, and amenities, while Thalang adds marina, larger-estate, and wellness-led alternatives. The right area depends on whether the priority is absolute privacy, resort access, boating, everyday amenity, or proximity to the airport.
Can foreigners buy villas in Phuket?
Foreign buyers can acquire villas in Phuket, but the legal structure requires particular care because foreign ownership of Thai land is generally restricted. The villa and the underlying land tenure therefore need to be considered separately. Buyers should obtain independent Thai legal advice on the structure and terms of any proposed acquisition.
Can foreigners buy freehold property in Phuket?
Foreigners can own qualifying condominium units freehold in Thailand subject to the statutory foreign-ownership limit for the condominium. Freehold ownership of land is generally restricted. The position for any individual property should be confirmed before purchase.
How much does a luxury villa in Phuket cost?
Pricing varies sharply by location, land size, architecture, age, management, and whether a villa is directly oceanfront or has a sea view. At the top of the market, scarcity of prime coastal sites can create a substantial gap between trophy property and the broader villa market. Boulevard’s current listings and Phuket market report provide the most relevant guide to live asking prices and recent top-end transactions.
