Australia luxury real estate
Areas | Foreign buyers | Listings
From Sydney’s trophy harbourfront homes and Melbourne’s grand Italianate mansions to Gold Coast penthouses and riverside estates in Perth, Australia’s most exceptional residences take strikingly different forms. Beyond the cities are the country properties of the Southern Highlands, Noosa’s tightly held waterfront, tropical island retreats, and landmark rural holdings—including historic polo estates.
Each destination offers a different proposition. Sydney’s harbour and eastern suburbs combine established private houses with a new generation of large serviced apartments. In the Southern Highlands, acreage and the use of the land matter as much as the residence itself. Noosa’s coastline and waterways are closely held, while Queensland’s tropical north and islands offer an altogether different kind of escape.

Australia ultra-prime property report
Australia’s ultra-prime residential market cannot be read from national house-price movements alone. The scarcity of exceptional sites, the cost of creating a comparable home, and the legal distinction between established and new property all influence what buyers can actually acquire.
Sydney illustrates the divide between the wider housing cycle and the top end. Robert Klaric of The Property Expert International says prestige purchasers are less sensitive to interest rates than mainstream buyers. Knight Frank’s 2025 prime price series recorded a modest annual decline in Sydney, while Klaric points to much stronger longer-term growth in established prestige suburbs. The figures describe different periods and property segments; neither tells a buyer how often a particular harbourfront position becomes available.
Scarcity takes different forms outside the capital cities. Rachel Sellman of Century 21 Conolly Hay Group describes Noosa’s finite supply of prime sites, where the national park, river, and coastline limit opportunities to build. In the Southern Highlands, James Hall of Christie’s International Real Estate distinguishes working landholdings from smaller equestrian retreats. A property suited to one buyer’s purpose may have little appeal to the other, however impressive the house.
The choice between buying an established home and building anew also varies by destination. Construction costs and approvals can make a completed residence particularly attractive; in Noosa, the availability of architect-designed houses ready for occupation is a material consideration. In Sydney, full-floor apartments at Barangaroo and other major developments offer a different alternative to the harbourfront house: substantial accommodation, views, and resident services without requiring an individual landholding.
The buyer pool is changing in different ways. Noosa’s shift towards more permanent residents adds to competition for houses once used principally as holiday homes. Sydney attracts international interest alongside domestic wealth, while Southern Highlands purchasers often begin with a defined brief for acreage, horses, or agricultural use. These differences matter more than a single national measure of prestige-property demand.
For overseas purchasers, access is a further constraint. Current restrictions generally exclude foreign buyers from established dwellings, directing much of the legally available residential opportunity towards qualifying new homes, off-the-plan apartments, and approved land purchases. The detailed rules appear below; the distinction is central to understanding which parts of Australia’s most coveted housing stock are open to an international buyer.
View from the top
“Sydney’s become the Switzerland of the South Pacific. The reality is, it’s all the top end of town—it’s a safe investment.”
Robert Klaric, The Property Expert International
“It’s really the scarcity of quality waterfront stock or properties with commanding views that drives demand.”
Christine Mount, Luxe Coastal Property Buyers
“The ultra-prime properties are tightly held and generally trade quickly if they come to market.”
James Hall, Christie’s International Real Estate

Sydney: the harbour, beaches, the Eastern Suburbs and the towers
Sydney’s finest private houses occupy some of the harbour’s most closely held positions. Point Piper, Vaucluse, Darling Point, and Rose Bay command waterfront addresses on the eastern side; Bellevue Hill and Woollahra offer substantial homes above the bays. Across the water, Hunters Hill, Mosman, and the lower north shore have their own established enclaves, while Bondi, Manly, and the beaches appeal to buyers who prefer the ocean to the harbour.
A waterfront house is valued not simply for its postcode but for the quality of its frontage, aspect, privacy, and outlook. On a harbour shaped by headlands and inlets, neighbouring properties can offer very different access to the water and views of the city.
A separate tier of trophy apartments has developed at Barangaroo, Castlereagh Street, Pyrmont, Kirribilli, and Lavender Bay. Full-floor residences and penthouses combine large interiors with services and panoramic views, giving buyers a genuine alternative to the traditional harbourfront estate.

Southern Highlands: country estates 90 minutes from Sydney
Around Bowral, Burradoo, Berrima, Sutton Forest, and Robertson, the Southern Highlands offers substantial country houses within reach of Sydney. The stock ranges from established heritage residences and formal gardens to contemporary estates overlooking pasture, wooded hills, and the Wingecarribee Reservoir.
The intended use of the land divides the market. James Hall of Christie’s International Real Estate describes Sydney families seeking secondary residences, alongside buyers requiring working acreage. An equestrian retreat of roughly five to 30 acres calls for different improvements from a cattle or sheep property extending beyond 100 acres.
For the former, stables, paddocks, riding facilities, and proximity to Bowral may be decisive; for the latter, arable ground, water, access, and outbuildings matter. Samuel Lindsay of Drew Lindsay Sotheby’s International Realty identifies condition, views, usable land, and proximity to town among the qualities attracting the strongest interest. Kangaloon and the reservoir outlooks offer a different setting again from the larger holdings around Sutton Forest and Canyonleigh.

Noosa: a finite coastline between national park and river
Noosa’s most sought-after residential positions sit between the national park, river, and ocean. With little scope to create comparable waterfront or elevated sites, individual streets—and sometimes individual plots—carry particular significance.
On Noosa Hill, Picture Point Terrace is prized for an outlook shared by only a handful of sites. Sunshine Beach has cliff-top houses along Seaview Avenue and Aurukun Crescent; Little Cove offers seclusion close to Hastings Street. Noosa Sound is defined by canal-front residences with private jetties, while Noosaville centres on the river. Farther inland, Tewantin, Eumundi, and Pomona offer acreage rather than beachfront access.
The choice is not only between neighbourhoods. Buyers seeking a finished, architect-designed residence face a different proposition from those prepared to navigate planning approvals and a substantial build. Noosa’s evolution from holiday destination to permanent home for some owners has also altered how its best houses are occupied and how rarely they come to market.

The Queensland coast: Gold Coast, Port Douglas and the Whitsundays
The Gold Coast offers two distinct types of prime residence: large apartments and penthouses overlooking the ocean, and private waterfront homes on the canals, river, and Broadwater. Main Beach anchors the northern apartment market; Crystal Cove and Masthead Ocean Club are among the marina-oriented addresses, while Helensvale offers substantial riverfront holdings.
Around Port Douglas, the appeal is more private and tropical. Houses and estates sit between rainforest and the Coral Sea, with individual sites distinguished by their outlook, grounds, and access to the coast. The stock is considerably thinner than on the Gold Coast, making the qualities of each property especially important.
In the Whitsundays, a home on Hamilton Island offers an island base with access to boating and the surrounding waters. Shute Harbour provides a mainland departure point and marina setting. These are different ownership propositions from both the Gold Coast’s serviced towers and Port Douglas’s secluded houses.

Melbourne: historic mansions and contemporary residences
Melbourne’s prestige residential offering extends from grand period houses—including Italianate mansions and substantial established homes in its eastern and bayside suburbs—to contemporary apartments close to the city. The architecture, landholding, and privacy of a traditional mansion are central to one end of the market; large residences with extensive amenities define another.
At Southbank and Docklands, towers such as Australia 108 offer elevated city and river views. Smaller developments around South Melbourne, Prahran, and Malvern provide an alternative within established residential neighbourhoods. The choice is between fundamentally different types of home, rather than simply between one apartment building and another.

Key developments: Australia 108 · Central Park Malvern · First Light · Grandview Residences

Perth and Hobart: riverside estates and heritage homes
Perth’s prime property extends beyond South Perth’s apartments overlooking the Swan River to substantial riverside homes and established residential estates. Longview represents the apartment offering, while private houses with land and direct relationships to the water serve a different buyer.
Hobart’s upper end is smaller and more individual. Historic houses such as Werndee Mansion are valued for their architecture, grounds, and provenance; their condition and the practical demands of maintaining a heritage residence are integral to the purchase.
Prized addresses: South Perth Esplanade · Mortimer Avenue
Key developments: Longview

Buying property in Australia as a foreigner
Australia is open to international buyers, but not on equal terms across the market. A foreign person—a term that covers non-resident buyers, most temporary visa holders and foreign-owned companies and trusts—needs approval from the Foreign Investment Review Board (FIRB) to buy residential property, and what can be bought depends on whether it is new or established.
Established homes
Foreign persons, including temporary residents, are currently banned from buying established dwellings. The ban began on 1 April 2025 and has been extended to 30 June 2029, with limited exceptions for investments that significantly add to housing supply. Australian citizens and permanent residents are not affected, and New Zealand citizens are exempt.
That places most of Sydney’s harbour houses, Noosa’s waterfront and the Highlands’ estates out of reach of foreign buyers for the time being, who look instead to new apartments, off-the-plan residences and land.
New homes and off-the-plan
Foreign buyers can apply to buy new dwellings, including off-the-plan apartments bought from a developer, and the full-floor residences and penthouses of new towers fall into this category. A developer may hold approval that covers sales to foreign buyers; where it does not, the buyer applies individually. Buyers should therefore establish which applies to the specific project, and what the approval requires, before committing.
Vacant land and redevelopment
Foreign buyers can also buy vacant residential land to build on, and an established dwelling can be approved where it is to be redeveloped into new housing. Both come with conditions, including a requirement to build within a fixed period.
What does a foreign buyer pay?
Foreign purchasers may face additional state duties, land-tax surcharges, FIRB application fees, and vacancy charges. The amounts depend on the jurisdiction, purchase price, and buyer’s circumstances; confirm the current treatment before committing to a transaction.
