Noosa luxury real estate
Areas | Foreign buyers | Listings
Private-jettied waterfront homes on Noosa Sound, cliff-top houses above the surf at Sunshine Beach and secluded residences near Little Cove define Noosa’s most coveted addresses. Beyond the coastline, the hinterland offers architectural compounds and substantial acreage within reach of Hastings Street. These are different forms of ownership, with distinct advantages in boating access, ocean views, privacy and land.
The geography is unusually restrictive. National park, river and ocean limit opportunities around Noosa Heads, while the finest positions can depend on a single aspect or a handful of adjoining sites. For buyers, the distinction between a house on the water, one overlooking it and an estate inland is fundamental—not simply a matter of postcode.

Noosa ultra-prime property report
At Noosa’s upper end, scarcity is measured in individual sites rather than broad suburbs. Buyer’s agent Christine Mount identifies just four holdings with a particular coveted outlook on Picture Point Terrace; Rachel Sellman of Century 21 Conolly Hay Group points to the impossibility of extending the coastline. Owners of exceptional properties can afford to wait, making availability as important as price.
The demand profile has widened beyond holidays and retirement. Sellman describes returning Australians, entrepreneurs and international households choosing Noosa as a full-time base, while other local reports point to increasing interest in Sunshine Beach and the hinterland. A private jetty on Noosa Sound, walking access to Hastings Street from Little Cove and an uninterrupted ocean outlook at Sunshine Beach attract different purchasers.
Condition is another dividing line. Agents report strong interest in architect-designed homes ready for occupation, particularly when approvals and construction can make a ground-up project lengthy. In the hinterland, buyers can secure acreage, privacy and escarpment views without relying on a rare beachfront position. The market’s strongest properties combine a difficult-to-replicate site with a finished residence suited to how the owner intends to live.

“It’s really the scarcity of quality waterfront stock or properties with commanding views that drives demand.”

“None of it can be extended. There is no more land. What you get is what you get.”

“Owners of high-value properties are under no urgency to sell, and are prepared to wait for the right buyer—and the right price.”

Noosa ultra-prime
Noosa’s principal luxury enclaves serve distinct priorities: boating and private berths on Noosa Sound, riverfront living in Noosaville, walkable seclusion at Little Cove, elevated views from Noosa Hill, surf-facing houses along the eastern beaches, and acreage in the hinterland. Within each, individual street and site position can make a substantial difference.
Noosa Sound & Noosaville: private jetties and the river
Noosa Sound is the address for direct boating access, with private jetties and waterfront homes around Witta Circle, close to Hastings Street. For a purchaser who wants to keep a boat at home, the berth and navigable water access are central to the property’s appeal.
Noosaville has a different relationship with the river: a broader waterfront neighbourhood with cafés, restaurants and houses along streets including William Street. Buyers can favour its more relaxed setting without giving up the ability to get onto the water.
Little Cove & Noosa Hill: tightly held addresses above the town
Little Cove offers rare privacy within walking distance of Main Beach, Hastings Street and the national park’s quieter beaches. Its established homes are closely held, and the combination of seclusion and pedestrian access is difficult to reproduce elsewhere in Noosa.
Above the town, Picture Point Terrace is distinguished by its elevated outlook. Christine Mount identifies only four sites sharing a particularly prized view, an indication of how narrowly the market for an exceptional position can be defined.
Sunshine Beach, Sunrise Beach & Peregian: cliff tops and surf
Sunshine Beach is largely a cliff-top market, with elevated ocean-facing houses along Seaview Avenue and Aurukun Crescent. Sunrise Beach has a different rarity: a small number of properties where the lawn runs directly to the sand. Peregian extends the coastal choice farther south.
These addresses prioritise surf, open-water views and immediate beach access over walking proximity to Hastings Street. Buyers should distinguish elevated outlooks from true beachfront land, since the two offer different forms of access and privacy.
The hinterland: acreage, escarpment views and space
Tewantin, Eumundi and Pomona offer the land that is largely unavailable around Noosa Heads: substantial gardens, acreage, mountain outlooks and room for multiple buildings. Properties such as the pavilion-style Beckmans Road compound illustrate the architectural possibilities of a larger site.
The hinterland is within driving distance of Hastings Street, while Eumundi and Pomona have their own dining, hospitality and cultural offerings. Its attraction is not a substitute beach address, but the opportunity for a private estate with more space and a different outlook.

Buying in Noosa as a foreigner
For international buyers, what can be bought in Noosa depends on whether the property is new or established. Foreign persons need approval from the Foreign Investment Review Board, and established homes are currently closed to foreign buyers until 30 June 2029, which concentrates international demand on new homes, off-the-plan residences and land. Queensland also adds a foreign purchaser surcharge to stamp duty, currently 8% of the price.
Those national rules apply across Australia rather than to Noosa alone. Buyers should take independent legal and tax advice on the specific property and ownership structure before proceeding.
