Southern Highlands luxury real estate

Areas | Foreign buyers | Listings

Less than two hours from Sydney, the Southern Highlands offers a different scale of residential ownership: historic country houses, contemporary architectural estates, equestrian properties and substantial working holdings. Around Bowral, Burradoo and Berrima, established gardens and village access appeal to buyers seeking a country residence; farther out, Kangaloon, Sutton Forest and Wildes Meadow offer larger acreage, reservoir views and rolling pasture.

The distinction is as much about the land as the house. A family retreat may need manageable paddocks, riding trails and space for several generations, while a productive estate calls for substantially more acreage and suitable grazing country. At the top end, architecture, usable land, views and proximity to Bowral determine how rarely a comparable property becomes available.

Southern Highlands ultra-prime property report

The Southern Highlands is not moving as a single market. James Hall of Christie’s International Real Estate reports more listings than a year earlier, but says genuinely complete properties remain scarce; correctly priced estates are selling despite uneven conditions. Samuel Lindsay of Drew Lindsay Sotheby’s International Realty likewise identifies houses in excellent condition, with arable land, views and convenient access to Bowral, as the strongest segment.

The buyer brief divides sharply by land use. Hall distinguishes working holdings of 100 acres or more, suitable for cattle or sheep, from five- to 30-acre retreats for riding, recreation and extended-family visits. Pools, tennis courts and machinery sheds matter, but the suitability of the acreage is often the decisive question. Both agents describe a predominantly local and Sydney-based buyer pool, with international purchasers a minority.

For purchasers, the difficulty is not finding an impressive country house; it is finding one with the right combination of productive or recreational land, established improvements, outlook and access. Lindsay expects that combination to command the greatest interest, while Hall says the finest estates are tightly held and can transact quickly when offered.

“The ultra-prime properties are tightly held and generally trade quickly if they come to market.”

“Most buyers are either local or based in Sydney. They are then followed by national and then international clients.”

Southern Highlands ultra-prime

Bowral and Burradoo offer proximity to the region’s principal town and its established gardens and heritage houses. Kangaloon and Glenquarry are prized for pasture and views towards Wingecarribee Reservoir; Sutton Forest and Mittagong have notable rural roads; Wildes Meadow and Robertson look towards the escarpment. The best choice depends first on whether the property will be a weekend retreat, equestrian base or working holding.

Bowral and Burradoo: heritage houses and the centre of the market

Bowral combines the convenience of the Highlands’ principal town with substantial houses set among mature gardens. Burradoo offers smaller, highly sought-after blocks as well as established country residences. Architectural examples include the contemporary Boronia residence, with a separate pool house and views towards Mount Gibraltar.

Kangaloon and Glenquarry: views over water and rolling hills

Kangaloon and Glenquarry sit high on buyers’ lists for their open country and views over Wingecarribee Reservoir and the surrounding hills. Here, the quality of pasture, topography and outlook can matter more than proximity to a village centre.

A buyer seeking horses or family recreation will assess manageable paddocks and access around the property differently from someone acquiring a larger agricultural holding. Both need to look beyond the main residence to the land itself.

Sutton Forest and Mittagong: Oldbury Road and Range Road

Oldbury Road in Sutton Forest and Range Road in Mittagong are among the addresses identified by local agents. Their appeal lies in substantial rural holdings within reach of the Highlands’ towns, rather than a uniform style of residence.

Wildes Meadow & Robertson: towards the escarpment

Wildes Meadow and Robertson offer a more secluded landscape towards the escarpment, with gardens, reservoirs and expansive rural views.

The area also includes traditional country retreats and larger houses around Robertson, offering an alternative to the more town-oriented estates near Bowral.

Buying in the Southern Highlands as a foreigner

For international buyers, what can be bought in the Southern Highlands depends on whether the property is new or established. Foreign persons need approval from the Foreign Investment Review Board, and established homes are currently closed to foreign buyers until 30 June 2029. Because most Highlands stock is established, few estates are open to foreign buyers for now. New South Wales also adds a foreign purchaser surcharge to stamp duty, currently 9% of the price.

Those national rules apply across Australia rather than to the Southern Highlands alone. Buyers should take independent legal and tax advice on the specific property and ownership structure before proceeding.
