Singapore luxury condos

Singapore’s prime condominium market is concentrated into a surprisingly small number of buildings. Some are defined by scarcity: 14 residences at Les Maisons Nassim, 40 at Skyline at Orchard Boulevard, 54 at Park Nova. Others make their case through architecture, from Jean Nouvel and Moshe Safdie to Foster + Partners, Daniel Libeskind and Antonio Citterio. And then there are the addresses that offer something harder to replicate: the space of an older estate, hotel service, a private berth, a sky garage, or a view that cannot readily be built out.

The differences become more pronounced at the top of the market. Freehold and leasehold sit side by side. A penthouse might occupy an entire floor or three of them; a condominium might contain more than 1,000 apartments or barely a dozen. Orchard, Nassim and Cairnhill remain the traditional centre of the market, while Marina Bay offers high-rise city living, Robertson Quay trades on the river, and the East Coast combines larger sites with proximity to the water.

Swire Properties sold all 20 residences together in a single transaction in 2021.


Le Nouvel Ardmore

Jean Nouvel’s other residential building in Singapore is considerably more rarefied than Nouvel 18: 43 residences, two to a floor, with every home extending beyond 3,800 sqft and the largest reaching 13,875 sqft. Running north from Orchard Road, Scotts Road and neighbouring Cairnhill bring together some of Singapore’s more individual condominium architecture: from the sky garages of Reignwood Hamilton Scotts and the branded service of The Ritz-Carlton Residences to Moshe Safdie’s early work at The Edge on Cairnhill. Older developments such as Scotts 28 sit alongside newer, smaller-scale buildings including Cairnhill 16, while Hilltops occupies more than a hectare of elevated gardens in between.

Singapore’s city residential market ranges from small collections of large apartments within heritage developments to towers containing more than 1,000 homes. Architecture is unusually prominent here: Foster + Partners, SOM, Daniel Libeskind, Carlos Ott and Christoph Ingenhoven all have major residential projects within the district.

The development has already established a new benchmark at the top of the leasehold market, with a transaction at S$6,501 psf recorded in October 2025.


South Beach Residences

Foster + Partners drew a vast environmental canopy across South Beach, shading the public realm below while the towers themselves are positioned to capture prevailing winds.

The 190 residences sit above offices, conserved buildings, restaurants and the JW Marriott. At the top of the residential range are six penthouses of up to 6,728 sqft, including duplex formats with rooftop terraces and private pools.


The Avenir

The Avenir places 376 residences on a site that could have accommodated considerably more, leaving around three quarters of the land to landscaping and facilities.

Its freehold tenure is another distinction in an area containing substantial leasehold stock. Apartments run from one-bedroom layouts of just over 500 sqft to four-bedroom family residences of 2,411 sqft, while the grounds include a 50m pool, tennis court, hydrotherapy pool, lawns and gardens.


The Sail

One of the largest residential developments in the city, The Sail ranges from compact studios to duplex penthouses of approximately 6,300 sqft.

That breadth is reflected in the facilities, with pools, tennis, sports and children’s areas, sky terraces and concierge serving a building that spans a far wider cross-section of the CBD residential market than most.

Wallich Residence

East Coast

The prime East Coast condominium market is less homogeneous than Orchard or Marina Bay. Meyer Road offers larger sites and direct relationships with the coast; Amber Road has produced a succession of higher-density towers; Joo Chiat brings a different, low-rise architectural context.

Silversea

On Marine Parade Road, Silversea pairs its East Coast setting with an extensive set of facilities: two 50m pools, a children’s lagoon pool, spa villa and onsen, two tennis courts, gym, pavilions and a function room. The duplex penthouse currently represented by Boulevard runs to 4,596 sqft over two floors, with double-volume living facing the water, formal dining for 12 and separate entertaining and Asian kitchens.


Holland and Tanglin

Away from the concentration of towers immediately around Orchard, a handful of lower-density prime developments take advantage of larger sites, greener surroundings and proximity to Singapore’s landed residential enclaves.
