Sydney luxury real estate

Areas | Foreign buyers | Listings

Trophy houses on Sydney Harbour, ocean-facing residences along the eastern beaches and an increasingly sophisticated tier of full-floor apartments and penthouses define the city’s prestige market. Point Piper, Vaucluse and Mosman offer some of the most prized waterfront positions; Barangaroo, Kirribilli and the city centre have introduced a different proposition in large, serviced residences with extraordinary views.

For a buyer, the crucial distinctions go beyond the suburb name: direct frontage versus an elevated outlook, the orientation and permanence of a view, landholding and privacy, or the scale and services of an apartment building. At the very top, an exceptional house and a whole-floor residence may compete for the same purchaser, but offer fundamentally different ways of living.

Sydney ultra-prime property report

Sydney’s trophy-house market and its newer luxury-apartment sector are developing along different lines. Robert Klaric of The Property Expert International describes waterfront sites within easy reach of the city as effectively irreplaceable and says wealthy purchasers are less influenced by interest rates than the wider housing market. Meanwhile, Colliers’ Luke Hayes and developer Ed Horton of The Stable Group have examined the growth of boutique, high-specification apartments designed for a much narrower buyer pool.

The design brief has become more exacting. At Waruda Kirribilli, Horton describes full-floor privacy, separate service access, a concierge and a penthouse rooftop designed for entertaining; he says buyers at this level respond to the specific residence rather than a simple price-per-square-metre comparison. Klaric also points to demand from buyers accustomed to large, turnkey apartments in Asian cities, alongside returning Australians and other international households.

The resulting choice is more nuanced than house versus apartment. Waterfront land, enduring sightlines, secure access, low-density living and the practical operation of a residence all affect its standing at the top of the market. Development costs and constrained sites limit what can be delivered, while Australia’s foreign-purchase restrictions create a further divide between established trophy homes and qualifying new stock.

“Sydney’s become the Switzerland of the South Pacific. The reality is, it’s all the top end of town—it’s a safe investment.”

“At this end of the market, buyers tend not to look at metre rates, or even at the price relative to the market. They look at what the product is.”

Sydney ultra-prime

Sydney’s established trophy addresses follow the harbour from Point Piper and Vaucluse to Darling Point, Hunters Hill and Mosman. Bellevue Hill and Woollahra offer substantial homes above the water, while Bondi and the eastern beaches face the Pacific. A newer luxury-apartment market extends through Barangaroo, the city centre, Pyrmont and selected north-shore sites.

50 Wolseley Road D1A

The Eastern Suburbs: Point Piper, Vaucluse, Rose Bay…

This coveted area contains some of Sydney’s most closely held harbourfront houses, along with the signature Sydney Harbour Bridge views. Direct water access, land area, orientation and the prospect of neighbouring development all distinguish an exceptional site from one with a fine view alone.

Wolseley Road at Point Piper and established waterfront streets in Vaucluse remain closely associated with trophy residences. Rose Bay adds substantial architect-designed homes and harbour outlooks, often appealing to buyers seeking a family house rather than an apartment. Double Bay combines its village amenities and a burgeoning fine dining scene with waterfront and boutique apartment opportunities.

Bellevue Hill and Woollahra offer established residential streets, generous plots and substantial houses away from the immediate shoreline.

134-138 Bondi Beach D1A

Bondi and the Eastern Suburbs beaches

Bondi, Bronte, Dover Heights and the eastern beaches face the Pacific rather than the sheltered harbour. Here the premium may attach to direct beach access, unobstructed ocean views or a rare house site overlooking the coast.

The residential offering runs from coastal houses to whole-floor apartments and penthouses, including positions along Campbell Parade. The lifestyle and exposure differ materially from a protected harbourfront address.

The Lower North Short: Mosman, Kirribilli, Cremorne…

Kirribilli, Lavender Bay, Neutral Bay and Cremorne offer views back towards the city and Opera House. On the north side, the scarcity of well-positioned sites has supported boutique full-floor developments as well as established waterfront homes.

Mosman adds its own residential enclaves around Balmoral Beach, Chinamans Beach and The Spit, with a different mix of beach access, harbour frontage and larger private houses.

7 Werambie St Woolwich D1D

Hunters Hill & the inner west: Woolwich, Balmain and the upper harbour

Hunters Hill and Woolwich offer substantial established homes farther up the harbour, with waterfront positions and a more residential setting than the central eastern suburbs.

Balmain and nearby upper-harbour neighbourhoods widen the search for buyers who prioritise water access and character housing over the best-known trophy postcodes.

Crown Residences Penthouse, Barangaroo D1E

The city & the towers: Barangaroo, Castlereagh Street and Pyrmont

Barangaroo, Castlereagh Street, Pyrmont and The Rocks have introduced large apartments and penthouses with views, resident services and security. Projects such as One Sydney Harbour, 111 Castlereagh and Sirius Residences illustrate the range, from major towers to more individual buildings.

At the boutique end, Ed Horton’s Waruda Kirribilli demonstrates the importance of privacy and practical service arrangements: limited residences, direct lift access, separate staff circulation and dedicated entertaining space. These details matter to buyers seeking the scale of a private home with the convenience of an apartment.

Whale Beach Sydney landed house

The Northern Beaches: Holiday homes on the city fringe

The Northern Beaches run north from Manly along a string of ocean beaches to the Palm Beach peninsula, about 40 km from the city centre, where the Pacific sits on one side and Pittwater on the other. Prestige buying here is a matter of position: beachfront, waterfront and water-view houses on land that rarely comes to market and is held for long periods. Apartments are a small part of the picture.

Palm Beach and Whale Beach sit at the top. Palm Beach houses look across Pittwater to the beach and Barrenjoey Lighthouse, and the best are the waterfront and harbour-view blocks. Whale Beach is a small beach suburb with a surf break at its northern end and the heritage-listed Careel House on Careel Head. Buyers include weekenders, second-home buyers and North Shore families moving for the water.

Further south, Newport pairs ocean beachfront with Pittwater frontage, and Avalon centres on its village between the beach and the water. Manly offers harbour and ocean living with a ferry to the city. Inland, Terrey Hills and Duffys Forest carry acreage estates and large private houses on the Booralie Road side.

Buying in Sydney as a foreigner

For international buyers, what can be bought in Sydney depends on whether the property is new or established. Foreign persons need approval from the Foreign Investment Review Board, and established homes are currently closed to foreign buyers until 30 June 2029. That places most of Sydney’s harbourfront houses out of reach for now and concentrates international demand on new apartments, off-the-plan residences and land. New South Wales also adds a foreign purchaser surcharge to stamp duty, currently 9% of the price.

Those national rules apply across Australia rather than to Sydney alone. Buyers should take independent legal and tax advice on the specific property and ownership structure before proceeding.
