Belle Vue Residences condo insider review: resort vibes and the luxury of space
Billed by the developer as “Singapore’s most liveable urban oasis,” Belle Vue Residences is certainly a contender. Combining a low-rise design with lush landscaping and generous apartment sizes, the condo offers a rare level of seclusion in the central (and sought-after) Oxley area.

While there is a wide range of unit types, it’s worth noting that 165 of the total 176 are 3 and 4 bedroom apartments (103 and 62 respectively), so the 2 and 5 bedroom offerings may be tantalisingly hard to come by.

The “terrace villas” are in fact the top-floor units ranging across the entirety of the sprawling development, and feature a spiral staircase from the balcony to a rooftop terrace.
These breezy, open spaces variously include pavilions, jacuzzis and enclosed dining and wet-bar spaces – as well as built-in planters and sun-loungers galore.

The 2 bedroom units
The two-bedroom units enjoy many of the trappings that typically only come with three or four bedrooms, as well as generous, liveable rooms and an acreage of balcony space.

Most premium new launch condos see two bedders coming in at the 700 to 900 sqft range. So the extra 400-plus sqft here affords luxurious proportions in the bedrooms and living, and especially for the master bedroom ensuite and wardrobe – it’s perhaps the most generous wardrobe we’ve seen on a two-bedroom apartment (and larger than you’ll find in many new 4br master suites). The kitchen, likewise, offers a large, usable space along with yard and storage room.
You really will want to be a balcony breakfasts and alfresco sundowners type, given that the balconies take up the space of one to two further bedrooms (and at hefty psf).
The 3 bedroom units
We just love the three bedroom units at Belle Vue Residences. Spanning 1,561 sqft to a sumptuous 2,486 sqft, there’s a welcome range to meet your needs (and budgets).

- Sumptuous bedrooms, where the second and third bedrooms are larger than most masters
- Entertainer’s kitchen, good-sized yard and storage room
- Totally indulgent living areas inside and out
- And a powder room – swish
At 2,045 sqft, you don’t really get a sense from the above floorplan of just how generous the 3br apartment is. It comes through in the details: large spaces around the queen beds in all three bedrooms – easily enough to fit an armchair, which is such a rarity these days.
It’s a space made for entertaining: from the large, open-plan living-dining spilling into to the enormous balconies, along with the gourmet kitchen.
The 3 bedroom terrace villas
The terrace villas are the signature of Belle Vue Residences, offering a unique rooftop leisure-scape of gardens, pavilions and breezy tranquility. This layout – at 3,531 sqft – is not even at the upper end of the 3br villa offering, which ranges from 3,175 to 4,252 sqft.

- It’s all about the rooftop, which offers around 1,600 sqft of sun-drenched outdoor living
- The private jacuzzi is such a plus for hot days and relaxed nights
- Covered seating areas and the vast open terrace are just perfect for entertaining
- The wrap-around planters complete the picture with a verdant garden feel
A similar (although slightly different) layout to the 3br unit features the same extravagant entertaining spaces and wonderfully large bedrooms. With, of course, the addition of the spiral staircase leading up from the balcony to the spectacular rooftop setting.
The rooftop boasts district views and a rare level privacy – it feels like another world up there.
The 4 bedroom units
It’s a tough choice, but this four-bedroom apartment is our pick of the bunch for the sheer liveability of the layout – in particular, the sort of master bedroom “wing”.

Again, the floorplan struggles to convey the generous proportions that afford a rare level of elegant living. From the light-filled spaces to no less than three balconies, huge potential for entertaining as well as intimate corners for peace and quiet, this apartment has it all.
The 4 bedroom terrace villas
With between 3,832 and 4,844 sqft of space – as much as 1,700 sqft of which comprises the rooftop terrace – these villas are about entertaining on a grand scale.

One of the lovely things about this particular layout is the dual aspects, where the living / dining area is on one side and the bedrooms line up along the other, and each side spills onto a generous balcony. So whether you’re chasing the sun, the shade, or just need a change of scenery, you never have to leave the house.
Not to mention that extraordinary rooftop spread.
The 5 bedroom penthouse units
And yes, sorry to keep you waiting. The five-bedroom duplex penthouse with rooftop at Belle Vue Residences is something else – and one of the larger condo offerings in the Oxley area.

Understated and elegant but also welcoming, the interiors at Belle Vue Residences perfectly complement the well-proportioned rooms and peaceful seclusion of the condo itself. Natural materials of dark timber details, marble and wood floors pair with the surrounding lush greenery.
The bathrooms host mixers designed by Toyo Ito, while the kitchens boast ultra-luxe SieMatic cabinetry and built-in Miele everything – including cooker hob, hood, convection and steam ovens, coffee machine and, yes, dishwasher.

Appropriately, for such a lush green development, the site layout was inspired by trees, as architect Toyo Ito laid the apartments out in a branching formation to maximise both light and privacy. The units are enclosed by walls of trees – which also tower over the pool area – further enhancing the peace and seclusion. It’s all set on an enviable perch on Oxley Rise, affording more of a breeze, light and yet more privacy.
What’s to love: the plot ratio
At 247,613 sqft and a plot ratio of just 1.4, the standout feature is hands down the uncrowded, low-rise resort feel – which is especially rare in District 09. Comparable Oxley condos completed in the last 10 years just don’t come close to the scale of these grounds. All this space is filled with water features and trees, affording a leafiness throughout the condo that’s so lovely and peaceful.
Also loving: the landscaping
Abundant pools and water features run all the way to the condo towers, and even under the ground-floor balconies, giving the magical impression that the buildings are floating on water. It’s a lovely effect and, combined with the lush, towering trees, offers resort-living at its best.
Good to know: layout, arrival & carpark
Given both its size and sprawling layout, the site at Belle Vue Residences can be tricky to navigate, especially if (like us) you weren’t sensible enough to get dropped off in the basement carpark where the towers are more clearly marked. There’s not a great deal of signage outdoors, and neither the road nor the paths join at the far side of the site, so if you take the wrong way you can get stuck (again, ducking down to the basement solves this minor issue).
The underground carpark and dropoff is relatively easily navigated (the lobby numbering is slightly confusing though – ie “Block 15 Lobby 22” – which is perhaps the price paid for private lift lobbies in a low-rise condo). It’s not a carpark that’s designed to impress, but we’re not too fussy in this regard (although we could be converted to the delights of a high-tech carpark: see nearby new launch condo The Iveria).
Having said that: air-conditioned lobbies (basement and ground floor) – hello.
Belle Vue Residences facilities
For us, it’s all about the pool here. It’s a long and tree-lined affair, with quiet spots to soak up the sun or relax in the shade. It’s a space designed more for adults than children, with the separate kids’ pool sort of cordoned off at one end (with welcome, nearby chairs for parents to collapse on).
The clubhouse is definitely a plus for clubhouse-users (more shortly), and the whole courtyard garden, with its sculptural landscaping and waterfall / water wall is a lovely space and great to look at from the basement gym.
One downside: It must be noted that the “multi-purpose” court is not a full-size tennis court and is likely to disappoint serious players.

The clubhouse at Belle Vue Residences comprises a basement level overlooking the sunken courtyard as well as a second floor mounted on columns with views across the pool and lush greenery. We particularly like the theatrette – love a big screen movie night at home – and the sculptural courtyard space.

As you have surely guessed by now, all this space, low-density and privacy does come at a cost. But the average sale price psf appears reasonable for District 09, and even attractive against the high psf pricing of some of the newer condos.
Pricing for Belle Vue Residences has also been nudging up over the last 12 months, with a 1.2% gain on average price psf – although the low transaction volume must be noted here.
On the rental front, the average price psf per month is in the region of $4.20, with an implied rental yield of 2.6%.

It’s in comparison with nearby Oxley condos built in the last 10 years (and all of them either freehold or 999-years leasehold) where Belle Vue Residences starts to shine. Yes, the price tag is high – topped only by The Botanic on Lloyd – but the average unit area is big: weighing in at almost twice that of Lloyd 65.
