The picturesque resort town of Queenstown has long been a favourite of travellers seeking a memorable retreat amidst simply spectacular natural beauty. The Carlin Boutique Hotel was established to cater for the most discerning of travellers and is now being offered for sale in an extremely rare opportunity to buy into this world-renowned holiday destination.

Built by property developer and hospitality industry veteran Kevin Carlin, the eight-room luxury hotel was a labour of love, inspired by Carlin’s stays in some of the world’s most admired hotels – and his desire to bring that quality of experience to Queenstown. Completed in May 2022, the hotel launched with almost immediate acclaim for its generous, all-suite accommodation, its next-level services tailored to VIP guests, and of course its breathtaking views of Lake Wakatipu and the Southern Alps. In just its first few months of operations, The Carlin was named the World’s Best New Hotel at the Boutique Hotel Awards in 2022.

The Panorama Suite features a kitchen, bar, dining, lounge, terrace, and spectacular views.

Perched on the hillside and cascading down over seven floors, the hotel features eight unique suites with a level of space, privacy and appointments unmatched in the region. Starting from the Princess Suite at an already sizeable 98 square metres, the eight rooms range from one to three bedrooms and all offer a gas fireplace, lounge, dining and kitchenette. All but one of the suites boasts a terrace with a heated spa, outdoor fireplace, and magnificent lake and mountain views. The largest of the rooms, the Presidential Suite, extends across 166 square metres and features expansive entertaining areas complete with a baby grand piano. VIPs have been known to combine the top rooms to create a seven-bedroom Skyhome sanctuary.

To complement the exclusive accommodations, Carlin introduced tailor-made services that facilitate distinct lifestyle experiences for every guest. A pre-arrival questionnaire sets up a bespoke programme ranging from pillow choices to dietary restrictions and preferences for summer or winter activities and cultural recommendations.

Guests then arrive in style, with airport transfers conducted in a chauffeured Bentley or Maserati. Throughout the stay, there is at least one staff member dedicated to the guest, along with a butler, award-winning massage therapists, and a private chef.

On the first floor, Oro Restaurant offers modern fine dining with an emphasis on the exceptional fresh produce for which the region is renowned. The restaurant features a private dining room and also caters to rooftop events, with a capacity for up to 225 people across the various entertainment spaces.

To work up an appetite, guests enjoy access to a state-of-the-art gym equipped with a treadmill, multi-station weights and electric bike, as well as a jacuzzi and infra-red sauna. Spa treatments take place in the suite, with award-winning therapists, heated tables, organic products and aromatherapy.

The Carlin is a member of Small Luxury Hotels of the World and is widely regarded as the top hospitality offering in the area. The hotel has been featured in many leading publications including Condé Nast Traveller and, now, Boulevard Magazine. Boasting high occupancy levels throughout the year, the hotel has a global clientele that includes celebrities and VIPs–who cherish The Carlin’s unique combination of privacy and luxury in a mountain paradise.
