Set on more than 17,000 sqft of land in the lively Holland Village neighbourhood, this rare, turnkey good class bungalow combines generous proportions and a thoughtful layout with lavish appointments throughout. Built from the ground up and completed in 2022, the residence features bespoke furnishings, finely crafted finishes, and an array of indoor and outdoor entertaining areas. Among the many unique highlights, the double-volume foyer presents a sweeping circular staircase and statement light installation from Sans Souci’s ‘Soul’ collection, while the formal living features soaring ceilings and galleried landings, lush views of the property’s manicured landscaping, and direct access to the balcony overlooking the oversize pool and sun terraces.

Owner’s insights

The main goal for the design of this property was to create a spacious home—not just for ourselves as a couple, but also for our children, our parents, and even guests. That’s why we designed the second floor as the main living area. We also separated the study and master suite from the children’s and parents’ rooms to give everyone privacy. Space was really our top priority.

We also paid attention to feng shui. The design draws from the concept of the Chinese coin—you can see this in the circular shapes and water features, from the small pond at the entrance to the layout of the swimming pool with an inset seating area.

Another key consideration was materials. The stone paving outside, for example, was chosen for its durability. Even after three years, it still looks new. This type of stone resists discolouration and mould—and if any appears, it washes off easily. The roof tiles were also chosen to complement the stone, and while they’ll age naturally, the mixed pattern ensures a timeless look.

Designing this home wasn’t about replicating one country’s style—it was more about creating a house that feels complete and harmonious. The overall structure reflects a broader Mediterranean influence, but the details come down to personal preference.

One of my favourite highlights of this property is the study. I work from home, and the study is a peaceful, quiet space. The neighbourhood is very calm, even though you are not far off from the main roads. The house nestled in a nice pocket of land with the surrounding landscape blocking out the noise from the main roads.

I also enjoy swimming in the evenings, around 5:30, when the sun dips below the trees. There’s still light, but no glare—it’s the perfect time to swim.

The lighting is also one of our favourites. Especially in the foyer and the main staircase—the play of light there is beautiful at night. Around dusk, you can see the full structure illuminated from outside, and it’s really quite special.

This property will appeal to new citizens or families who’ve recently relocated and want to settle quickly. The house is sold fully furnished, with every piece carefully selected. You can move in immediately without having to spend months sourcing furniture or décor—everything’s already in place. Those who appreciate design will notice the details—the roof tiles, the stonework, the Marmorino wall finish and the clean, understated layout.

It’s also peaceful yet incredibly convenient—there’s a nearby bridge that connects to Ghim Moh Market, so our helper can easily get fresh food. Holland Road is just minutes away, and while some GCBs are set deep within estates, this one is still walkable to Holland Village. It’s really the best of both worlds—convenience and serenity.

Privacy is another advantage. Many large estates in Singapore overlook each other, but here we have clear green views from the bedrooms.

Ultimately, this is a rare GCB—a private sanctuary in the middle of a modern city. Whether surrounded by high-rises or greenery, what matters most is owning this piece of land in Singapore. That’s the lasting value.
