With the launch of the Treasure at Tampines mega-condo back in March 2019, the Tampines property market came to the fore, with its rising interest as a business hub, increased connectivity, and attractive investment potential in its entry-level private developments.

So what’s on offer? Let’s kick the tyres at five of the recent new launch condos in the Tampines area.

Treasure at Tampines new launch condo

With more than twice the number of units of any other private development in Tampines, and more than twice the land area, Treasure at Tampines condo really has changed the game. While the psf has trended up in recent months – averaging $1,372 in October – the average since launch sits at $1,338 with 37% of total units sold. The key differentiator here is, of course, scale: an unbelievable 128 facilities including numerous pools, playgrounds, trampolines, a coworking space and jogging trail; but at the same time – relatively low maintenance fees.

Since its launch in April 2018, The Tapestry condo has sold 672 units, or 78% of the total stock of 861. Perhaps the first private development in the Tampines area to go big – really big – on lifestyle, The Tapestry boasts 50 facilities including a 100-metre infinity pool, lap pool and gym. A standout feature is the onsite childcare centre, which has certainly attracted young families as a key consumer demographic.

The Alps Residences broke new ground in Tampines – literally, as an undeveloped block, but also in leading private development in the District 18 area. Price appreciation has proved strong as further developments came online, with the current average psf of $1,236 significantly above the launch average of $1,084 back in October 2016, when 317 (or just over 50% of total units) sold in one month.
